Tax Deductions Most Fort Myers Homeowners Miss in 2026

Tax Deductions Most Fort Myers Homeowners Miss in 2026

The Fort Myers tax deductions homeowners miss most are the higher SALT cap, hurricane casualty losses, the new senior break, and homestead savings. Florida has no state income tax. So your savings come from two places: your federal return and your county tax bill.

At Hughes Snell & Co PA, our CPA team has prepared tax returns for local families since 1974. Below, you’ll see what each break is worth, who qualifies, and when to file.

TL;DR

  • SALT cap: This year’s limit sits at $40,400, four times the old $10,000.
  • Storm losses: Uninsured repairs from Milton, Helene or Ian count, with no need to itemize.
  • Seniors: Each person 65 or older gets a $6,000 bonus write-off for four tax years, starting with 2025.
  • Homestead: Owners in Lee County shield up to $51,411 of assessed value this year.
  • Deadline: File exemptions with the Lee County Property Appraiser by March 1.

Florida Tax Deductions vs. Exemptions: What’s the Difference?

A deduction lowers your federal taxable income. An exemption cuts the assessed value behind your Lee County property bill. Most owners in Fort Myers qualify for both.

The state skips a personal income levy, so it offers no deductions of its own. That trips up plenty of people. When neighbors in McGregor, Cypress Lake or Whiskey Creek search for Florida write-offs, they mean IRS deductions plus county exemptions.

How Much SALT Can Fort Myers Homeowners Deduct Now?

Owners across Lee County can write off up to $40,400 in state and local taxes (SALT) for 2026. The One Big Beautiful Bill Act raised the cap to $40,000 for 2025, and the cap grows 1% each year through 2029.

You get the full cap if your modified adjusted gross income (MAGI) stays at or below $500,000. Above that line, the limit shrinks, but the floor holds at $10,000.

Here’s the trick most Floridians miss. Since you pay no income tax, you write off sales tax instead, and you don’t need receipts. The IRS Sales Tax Deduction Calculator estimates the amount from your earnings. Then add tax paid on a car, a boat or rebuild supplies, plus your property tax.

If that total beats your standard deduction, itemize on Schedule A. Our Fort Myers CPAs at Hughes Snell & Co PA run this test on every return.

Which Fort Myers Tax Deductions Are New for 2026?

Which Fort Myers Tax Deductions Are New for 2026?

Two breaks are new or back this year: mortgage insurance and the senior deduction.

PMI and FHA MIP premiums count as deductible mortgage interest again starting with 2026 returns. Income limits apply. Bought a house in Gateway or Lehigh Acres with less than 20% down? Look for the premium on your Form 1098.

Under the new rules, people 65 and older can claim an extra $6,000 deduction, or $12,000 for a couple when both spouses qualify. The break runs for tax years 2025 through 2028. The deduction phases out above $75,000 of MAGI or $150,000 for joint filers.

Retirees claim it whether or not they itemize. See how tax planning vs. preparation changes what Hughes Snell & Co PA saves you before year end.

How Does the Hurricane Casualty Loss Deduction Work?

A storm-loss write-off covers uninsured damage from a federally declared disaster. Hurricanes Ian, Helene and Milton all count as qualified disasters. That label removes the 10% of AGI floor and lets you claim the loss without itemizing.

You subtract $500 per storm instead of $100. Then you stack the loss onto the standard amount. Report it on IRS Form 4684, which IRS Publication 547 explains.

Here’s an example: Milton cut the value of an Iona home by $40,000, and insurance paid $22,000.

Homestead Deduction Florida: How Much Does Lee County’s Break Save?

Homestead Deduction Florida: How Much Does Lee County’s Break Save?

State law calls it a homestead exemption, not a deduction. Own and live in your Fort Myers house as a permanent residence on January 1, and you can exempt as much as $51,411 for 2026.

The first $25,000 applies to every levy, including school taxes. The remaining amount covers non-school charges only.

The Save Our Homes cap adds more over time. The cap limits yearly assessment growth to 3% or the change in CPI, whichever is lower. Say market value on a home near Edison Park jumps 10%, from $400,000 to $440,000. The taxable figure rises no more than $12,000, to $412,000.

Seniors with limited income get more. Lee County grants an added exemption to qualifying owners 65 and up. Long-time residents with homes under $250,000 in just value can exempt the full amount.

To file, send Form DR-501 to LEEPA before the March 1 cutoff. Apply online at leepa.org or visit 2480 Thompson Street, 4th Floor, Fort Myers, FL 33901. Call (239) 533-6100 with questions. New to town? Hughes Snell & Co PA flags this date for every Fort Myers tax client.

What Changes If Florida Voters Pass Amendment 3?

This homestead ballot measure goes to a statewide vote on November 3, 2026, and needs 60% to pass. With a yes vote, homestead protection for non-school taxes climbs to $150,000 in 2027 and $250,000 in 2028.

School taxes stay the same. The measure also lowers the cap on yearly assessment increases for non-homestead property, such as rentals and snowbird condos.

Residency timing matters. Owners who become permanent Florida residents by December 31, 2026, get the larger exemption sooner. People who move here later face a waiting period.

Federal Tax Questions From Fort Myers Owners

Does Florida Have State Tax Deductions?

No. Floridians pay no personal income tax. That means there’s no state return to deduct from. Homeowners save through write-offs on their IRS filing and county exemptions, like homestead.

Can I Deduct Hurricane Damage Without Itemizing?

Yes, for qualified disasters. Uninsured losses from Ian, Milton or Helene add to the standard write-off. The floor is $500 per event, and the 10% AGI rule drops away.

What Is the SALT Deduction Limit for 2026?

The cap is $40,400 for most filers, or $20,200 if you’re married filing separately. Higher earners see it shrink once MAGI tops $500,000, with a $10,000 minimum.

Are HOA Fees Tax Deductible in Florida?

Not on the home you live in. HOA dues and homeowners insurance on a primary residence aren’t deductible. On a rental, you write them off as expenses. Hughes Snell & Co PA tracks those costs for Fort Myers landlords at tax time.

Is the Homestead Exemption a Tax Deduction?

No. This break shrinks the value your county taxes and doesn’t touch your IRS return. Local owners shelter a maximum of $51,411 this year.

Can I Claim Homestead on Two Florida Homes?

No. A married couple gets one residency-based exemption in Florida, even if each spouse owns a separate property.

When Is the Lee County Homestead Filing Deadline?

March 1. The Property Appraiser takes late filings for up to 25 days after mailing the TRIM notice in August. Our Fort Myers tax team at Hughes Snell & Co PA sends clients a reminder each winter.
